What You Will Do

The Los Alamos Neutron Science Center Facility Operations Directorate (LANSCE-FO) is seeking a Building Manager 1 to join our dynamic team. The selected candidate will report to the LANSCE-FO Building Operations and Maintenance Group Leader, primarily providing facility support and performing other facility operations related functions. The Building Operations and Maintenance Group is responsible for facility management at LANSCE. The selected candidate will be responsible for a multitude of tasks pertaining to maintenance and facility operations. The Building Manager will operate and monitor facility systems, manage building configurations, perform routine tasks in support of operations, maintenance, science, and engineering activities. Provide direct support in operations, specification, construction, and/or design of facility mechanical, electrical, and/or chemical systems. Perform routine evaluations of equipment and keeps detailed logs for critical equipment. Observe equipment and control panels for operator messages or error indicators and respond accordingly. Perform diagnostic tests and react appropriately to the messages and report errors or machine malfunctions as required.

The successful candidate must provide facility support to all personnel, tenants, and visitors while ensuring a safe and secure working environment. Additionally, the selected candidate will become familiar with LANSCE-FO facilities, overall facility operations within the FOD, and provide operational assistance and support to the division.

The successful candidate will:

  • Maintain a safe, environmentally compliant, and secure facility by implementing applicable regulatory, contractual, and institutional programs as defined in LANL policies and procedures. Safety and security are a primary responsibility-ensure compliance, maintain required training, and stop work if conditions are unsafe or compromise security.
  • Be on-call and respond to facility emergencies, abnormal events, and after-hours, weekend, and holiday call-outs as directed.
  • Facilitate operational and maintenance activities, including coordination with tenants to minimize impacts, and maintain facility configuration management (e.g., configuring equipment for work activities and operational needs).
  • Provide guidance to Facility Operators during rounds to ensure equipment configuration is within operating limits, and act as a professional resource for building systems and configuration management.
  • Maintain operational logs and documentation (e.g., equipment status, lockout/tagout data, inspection sheets) per P315 Conduct of Operations Manual. Review operational data to ensure safe and efficient building system performance, identify abnormal conditions, and implement corrective actions.
  • Manage compliance within assigned facilities in safety, security, and environmental areas. Review PM effectiveness using CMMS data and contribute to updates by providing equipment performance information.
  • Identify and lead continuous improvement initiatives by creating plans, gaining support, and promoting implementation.
  • Coordinate maintenance response to Facility Service Requests and collaborate with other Building Managers to prioritize execution. Review and provide feedback on operating procedures and assist in developing new ones.
  • Additional duties may be assigned at management's discretion.

What You Need:

Minimum Requirements:

  • Professional knowledge of facility operations and maintenance processes.
  • Ability to utilize and manipulate computerized maintenance management and work control software to create, track, update, and develop reports for work within assigned facilities.
  • Proficient in personal computer applications, including email, web browsers, word processing, spreadsheets, and database management software.
  • Experience with LOTO policies and procedures and issuing LOTO locks.
  • Knowledge of the ISM process, with a clear understanding of the IWD/Work Package process.
  • Experience with coordinating and responding to Facility Service Requests.
  • Ability to understand and interpret various physical, mechanical, and electrical documents, blueprints, drawings, and schematics.
  • Ability to conceptualize and fully communicate major elements of facility maintenance to both technical and non-technical personnel.
  • Ability to perform data trending and analysis to evaluate PM program effectiveness.
  • Knowledge of state and federal environmental requirements as they apply to facility operations.


Training/Certifications:

IFMA Certification or BOMI Certification, or ability to obtain.

Automated Logic Owner/Operator Level 1 (or higher), or ability to obtain.

Education/Experience: Position requires a Bachelor's Degree in an Engineering or related technical discipline, or an equivalent combination of related experience and education. At this level, additional training, certifications and/or education may be desirable (Facility Management Professional Certification, Certified Maintenance and Reliability Technician, Lean Methods)

Desired Qualifications:

  • Experience with the Subcontract Technical Representative (STR) Program.
  • Working knowledge of OSHA, IBC, UPC, NEC, UMC, NFPA, and LANL policies and procedures.
  • Working knowledge of building automation systems and the ability to obtain related certifications.
  • Experience with Lockout/Tagout (LOTO).
  • Active DOE "Q" Clearance.

Work Location: The work location for this position is onsite and located in Los Alamos, NM. All work locations are at the discretion of management.

Position commitment: Regular appointment employees are required to serve a period of continuous service in their current position in order to be eligible to apply for posted jobs throughout the Laboratory. Additional Details

Directive 206.2 - Employment with Triad requires a favorable decision by NNSA indicating employee is suitable under NNSA Supplemental Directive 206.2. Clearance: Q (Position will be cleared to this level). Selected applicants will be subject to a background investigation conducted by or on behalf of the Federal Government, and must meet eligibility requirements* for access to classified matter. This position requires a Q clearance. and obtaining such clearance requires US Citizenship except in extremely rare circumstances. Dependent upon the position, additional authorization to access classified information may be required, which may or may not be available to dual citizens. Receipt of a Q clearance and additional access authorization ultimately is a decision of the Federal Government and not of Triad.

*Eligibility requirements: To obtain a clearance, an individual must be at least 18 years of age; U.S. citizenship is required except in very limited circumstances. See DOE Order 472.2 for additional information.

New-Employment Drug Test: The Laboratory requires successful applicants to complete a new-employment drug test and maintains a substance abuse policy that includes random drug testing. Although New Mexico and other states have legalized the use of marijuana, use and possession of marijuana remain illegal under federal law. A positive drug test for marijuana will result in termination of employment, even if the use was pre-offer.

Regular position: Term status Laboratory employees applying for regular-status positions are converted to regular status.
