The Los Alamos National Laboratory (LANL) Real Estate Program (WE-RE) is seeking an experienced and motivated professional to join the team as a Real Estate Lease Administrator. The Real Estate Program provides leadership and management of the LANL real estate portfolio, and the successful candidate will work with Laboratory staff, National Nuclear Security Administration (NNSA) representatives, landlords, property managers, and others to manage current leases, licenses, and other real estate agreements and facilitate the acquisition of new agreements.
Key responsibilities include:
- Guide projects for LANL real estate actions from planning through execution, including developing scope, schedule, and budget; assigning resources; and tracking project progress through completion.
- Negotiate leases and other real estate agreements and act as the subject matter expert regarding those agreements and their terms.
- Prepare written materials and other documentation for NNSA approval of real estate projects such as Preliminary Real Estate Plans (PREPs) and Real Estate Acquisition Packages (REAPs).
- Provide guidance to LANL staff, landlords, and others on real estate requirements, including federal leasing regulations and guidelines and commercial real estate laws and practices.
- Collaborate with other LANL organizations, with property landlords, and with others to ensure efficient and safe operations in leased facilities.
- Participate in annual leased space project budgeting, regular budget tracking, and financial analysis.
- Prepare and confirm the ongoing accuracy of real estate portfolio data in response to data requests.
- The successful candidate will be a team player and may work with the team on acquisition, budgeting, leased space management, planning, and other projects on any given day.

Minimum Job Requirements:
Communication & Collaboration: Experience in the preparation and presentation of detailed documents, reports, and presentations for a variety of audiences. Excellent oral, written and interpersonal skills, with a demonstrated ability to build trust, gain consensus, and work effectively across levels and disciplines. Excellent organizational skills and attention to detail.
Knowledge & Expertise: Demonstrated expertise in commercial real estate leasing, planning, property management, and/or development, including experience leading complex or multidimensional projects within approved scope, schedule, and budget. Knowledge of federal real property leasing requirements. Advanced knowledge of project management principles, including project planning.
Leadership: Experience developing and maintaining effective partnerships across a complex organization. Experience in forming and leading project teams.
Education/Experience: Position requires a bachelor's degree in a related field from an accredited institution and 8 years of directly related experience; or an equivalent combination of education and experience directly related to the occupation.
Desired Qualifications:
- Demonstrated expertise in governmental real estate planning, acquisition, and real property management.
- Knowledge and understanding of the technical and scientific work undertaken in national laboratories as it relates to real property management.
- Knowledge and understanding of campus/site/facility planning practices and principles.
- Experience with DOE/NNSA real estate requirements.
- Professional or graduate degree in business, law, planning, or other field related to real estate.
- Completion of Federal Real Property Leasing training.
Position Commitment: Regular appointment employees are required to serve a period of continuous service in their current position in order to be eligible to apply for posted jobs throughout the Laboratory. If an employee has not served the time required, they may only apply for Laboratory jobs with the documented approval of their Division Leader. The position commitment for this position is 1 year.
Work Location: The work location for this position is hybrid and is located in Los Alamos, NM. Hybrid is defined as working partially onsite/partially offsite but within 2 hours ground commute of this location. All work locations are at the discretion of management and can change at any time with appropriate notice.

Directive 206.2 - Employment with Triad requires a favorable decision by NNSA indicating employee is suitable under NNSA Supplemental Directive 206.2. Clearance: Q (Position will be cleared to this level). Selected applicants will be subject to a background investigation conducted by or on behalf of the Federal Government, and must meet eligibility requirements* for access to classified matter. This position requires a Q clearance. and obtaining such clearance requires US Citizenship except in extremely rare circumstances. Dependent upon the position, additional authorization to access classified information may be required, which may or may not be available to dual citizens. Receipt of a Q clearance and additional access authorization ultimately is a decision of the Federal Government and not of Triad.
*Eligibility requirements: To obtain a clearance, an individual must be at least 18 years of age; U.S. citizenship is required except in very limited circumstances. See DOE Order 472.2 for additional information.
New-Employment Drug Test: The Laboratory requires successful applicants to complete a new-employment drug test and maintains a substance abuse policy that includes random drug testing. Although New Mexico and other states have legalized the use of marijuana, use and possession of marijuana remain illegal under federal law. A positive drug test for marijuana will result in termination of employment, even if the use was pre-offer.
Regular Position: Term status Laboratory employees applying for regular-status positions are converted to regular status.
